Frequently Asked Questions
1) Do you use local appraisers?

Absolutely! Street Smart Valuations, LLC takes great care to select FHA approved, certified appraisers with at least five years experience in all of the coverage areas we serve. In most cases, appraisers live and work within 10 miles of the borrower’s subject property. We use the Mercury Network, the provider of an established appraisal management software program, to filter out appraisers who have low rankings and do not meet our qualifications. In addition, our appraisers are fairly compensated with fees that are reasonable and customary for their coverage areas.

2) Can I request a specific appraiser for my transaction?

The broker, real estate agent, or anyone directly compensated from the loan transaction cannot have a role in the selection or retainment of the appraiser, so we cannot accommodate requests for appraisers for specific assignments.

3) I know a great appraiser, can I have them added to the panel?

The broker, real estate agent, or anyone directly compensated from the loan transaction cannot have a role in the selection or retainment of the appraiser . If you would like to refer an appraiser to our panel, however, we do welcome them to apply for consideration of addition at http://streetsmartvaluations.com/jobs.php. Please do not email us names of appraisers you wish to add or remove from the panel – these requests will not be accommodated.

4) How do I place orders on your website?

Go to http://streetsmartvaluations.com/requestlogin.php to request a login. Once you are set up, you will receive an introductory email followed by your logins information in another email. Enter your login information at https://streetsmartvaluations.vmpclient.com/SignIn.aspx.

5) The website’s due date is too far out for my transaction. Will the report take that long?

The website has a hardcoded “default” date that represents a 7 business day turn time. Most assignments are completed well before then, without the need to ask for a rush. A typical assignment is returned within five business days. If you have a file that is of particularly urgent, there is a rush process. We encourage you to place the date on which you’d like the report back in the “Additional Instructions to Vendor” section of the order form. We will do our best to accommodate your request.
